A town that is mostly new roofs
McCordsville has grown quickly, and most of the houses I see here are on their original builder-grade asphalt roof. That makes the conversation different from an older town. Nobody is on their third roof yet. The question is whether you want to be on your second one in twelve to twenty years, and the one after that.
Decking is sound, framing is modern, and the installs are clean. The complication is paperwork, not carpentry: a lot of McCordsville is covenanted, and some architectural guidelines were written before metal looked the way it does now. Get color and profile approved in writing before anything is ordered. We supply the product data and samples.
What the weather does here
Hancock County gets spring hail and straight-line wind more than hard winters. Hail bruises asphalt, loosens granules, and the decline starts. Metal stays watertight through the same storm; a large stone can leave a cosmetic dent, more visible on a flat pan than on a metal shingle or textured profile. Ask your insurance carrier how they treat metal at renewal, because it varies.
Here's the tradeoff on a young house
Putting a fifty-year roof on a house you bought five years ago only makes sense if you are staying. If you are, you end the cycle before it starts. If this is a starter home you will leave in a few years, put the insurance money toward good asphalt and keep the difference — that is the rational answer and I will give it.
Which system
In an HOA with traditional guidelines, the four-side interlocking metal shingle is the usual conversation: it reads as a shingle roof from the street and wants 3/12 or steeper. Mechanically seamed standing seam fits cleaner elevations and is the only thing I trust on a low-slope porch or sunroom roof. Exposed-fastener panel is a shed roof, not a house roof you plan to keep — the washers under the screws age. Stone-coated I am cautious about, because it manages water after entry.
If one boot or flashing is leaking on a sound roof, that is a repair, and we do not take repair calls. McCordsville is about twenty-five minutes from our Noblesville office. This is usually where the decision becomes clear.
“We also serve surrounding towns and rural communities throughout Northeast Indiana, Northwest Ohio, and Southern Michigan within roughly a 90-minute drive of our Fort Wayne and Noblesville offices.”
