Fortville: an old town with new edges

Fortville has a real downtown — older homes with steeper pitches, porches, additions, and decking that has seen a lot of winters — and newer subdivisions around it on their first or second asphalt roof, with farm ground and pole barns just past the edge of town. Those are three different roofing conversations, and I have all three here.

On the older houses, the tear-off decides scope. Soft decking at the eaves and sidewall flashing that was done in caulk show up once the shingles come off, and it belongs on the quote as a line item, not a surprise.

Hail and wind

Hancock County gets central Indiana's spring storms. Hail bruises asphalt and starts its failure clock. Metal stays watertight; a heavy stone can dent a broad flat pan cosmetically, less so a metal shingle or textured profile. Straight-line wind lifts shingle tabs and has nothing to catch on a concealed-clip panel. Ask your carrier how they treat metal at renewal — the answer is theirs, not mine.

Systems, house by house

On the older downtown homes a four-side interlocking metal shingle keeps a traditional roofline and removes the exposed nail heads that failed last time; it needs 3/12 or steeper. Mechanically seamed standing seam is for long simple runs and any low-slope porch roof — it handles slope that nothing else does. The exposed-fastener panel on your barn is an honest product and the wrong roof for the house you plan to keep, because every washer under every screw ages on the same clock. Stone-coated I am cautious about; it manages water after it gets in.

Covenanted subdivisions need color and profile approved in writing before material is ordered. We supply the documentation.

When I tell Fortville homeowners not to do this

Selling in a few years. A rental. One leaking flashing or pipe boot on a sound roof — that is a repair, and we do not take repair calls; call a repair contractor and keep the roof you have. Wanting shingles again. Shopping the smallest number this year.

Fortville is about twenty minutes from our Noblesville office. Now you have the context to decide.

“We also serve surrounding towns and rural communities throughout Northeast Indiana, Northwest Ohio, and Southern Michigan within roughly a 90-minute drive of our Fort Wayne and Noblesville offices.”

What we put on roofs around here

Installs from our own jobs. Which system suits a house depends on its pitch and its details, not on the town.
