LaGrange County gets real winter
LaGrange sits on the Michigan line, and the lake-effect snow that the rest of northeast Indiana only catches the tail of is a fuller event here — more of it, earlier, and it stays. For a roof, the deep cold is not the problem. The freeze and thaw on either side of it is: snow melts against a warm deck, refreezes at the cold eave, and backs water up under the roofing.
Metal changes what happens when an ice dam forms, not whether one forms. A mechanically seamed panel gives the backed-up water no fastener head or shingle edge to work under. The attic ventilation and the membrane at the eave are still doing the real work. If your attic runs warm, I will say so.
Farm country, and what is already on the barns
This is Amish country, and the landscape is farmsteads: a house, a barn, a shop, a buggy shed, most already wearing screw-down panel. That panel is an honest product on a barn — every screw has a rubber washer that wears out around year ten to twelve, and on an outbuilding that is worth the lower cost. On the house you plan to keep, it is the wrong tool — the washers are the whole story — and we will not put it on anything under 4/12.
House systems keep every fastener out of the weather. A mechanically seamed standing seam fits the long runs and the low-slope additions that get tied onto a farmhouse over the years. An interlocking metal shingle fits a steeper roof where you want it to read as shingles from the road. The lake homes take wind off open water and shed snow onto decks and entries; snow retention above anything you walk under belongs in the quote.
When I tell LaGrange homeowners not to do this
If you are selling in the next few years, good asphalt is the rational choice. If one flashing or one boot is leaking on a sound roof, that is a repair — we do not take repair calls. If you are comparing a standing seam quote to the price of barn panel, you are comparing two different products, and metal will look overpriced because the comparison is wrong.
