Roofs around the square and roofs out in the county
Greenfield has an older core — homes near the courthouse square and along the old main streets with steeper pitches, additions, and decking that has been through a lot of seasons — and then newer subdivisions off I-70 on their first or second asphalt roof. Outside town it turns to farm ground, and that brings the screw-down barns and outbuildings into the conversation.
On the older houses, the tear-off decides scope. Soft decking at the eaves and old flashing done in caulk show up once the shingles are off, and a number quoted before that has an assumption inside it. Ask what the assumption is.
Hail, wind, and open ground
Hancock County catches the spring storms that central Indiana gets. Hail bruises asphalt and starts its failure clock; on metal a large stone can leave a cosmetic dent and the roof stays watertight. Out past town the wind has a longer run at a roof, and wind is where fastener choice shows — a concealed-clip panel has no screw heads for it to work on. Ask your carrier how they treat metal at renewal; do not take a contractor's word for a discount.
The barn question
A lot of Greenfield homeowners have a pole barn with an exposed-fastener roof on it, and ask whether the house gets the same thing. It can, and I would usually tell you not to. Every one of those screws has a washer that ages, and they need attention around year ten to twelve. On an outbuilding that is a fair trade for the lower cost. On the house you plan to keep, a concealed-fastener system — mechanically seamed standing seam on long simple runs and low-slope sections, or a four-side interlocking metal shingle where you want a shingle look and have 3/12 or better — keeps every fastener out of the weather. Stone-coated I am cautious about, because it manages water after entry.
Who this is not for
If you are leaving in a few years, good asphalt is the rational choice. If one flashing or one boot is leaking on a sound roof, that is a repair — we do not take repair calls; a repair contractor is the right call. If the lowest number this year is the question, metal loses.
