Two kinds of Carmel roofs
Carmel has a lot of newer subdivisions — hip and gable roofs from the 1990s and 2000s on their first or second builder-grade asphalt roof, sound decking, modern framing. Those are straightforward installs. It also has the older blocks near the original downtown and the larger custom homes on estate lots, where the rooflines get steep and complicated: dormers, several valleys, a chimney or two, a porch roof tied in at a lower pitch. On those houses, flashing is where the money and the leaks both are, and the quote should be higher than on a simple gable. Be suspicious of one that is not.
What spring weather does here
Central Indiana's roof problem is hail and straight-line wind more than the freeze-thaw that dominates up north, though ice at the eaves still shows up. Hail bruises asphalt, knocks the granules loose, and starts the failure clock. Metal can dent cosmetically in a big storm and stays watertight. If hail is the worry, a metal shingle or a textured profile hides a cosmetic mark better than a broad flat standing seam pan. Ask your carrier how they treat metal at renewal before you count on a discount.
HOAs and the look
A large share of Carmel is covenanted, and some architectural guidelines were written when metal meant a barn panel. A four-side interlocking metal shingle reads as a slate or shake roof from the street and is the one I usually bring to a board; it wants a 3/12 pitch or steeper. Standing seam fits the cleaner modern houses and the long, low-slope sections over additions and porches. Stone-coated I am cautious about, because it manages water after it gets in. When I tell Carmel homeowners not to do this
If you are likely to sell within a few years, you will not get the premium back, and good asphalt is the rational choice. If it is a rental or a flip, same answer. If one flashing or one pipe boot is leaking on a sound roof, that is a repair — we install metal roofs and do not take repair calls, so a repair contractor is the right call. And if the smallest number this year is the question, metal loses that comparison.
