Anderson's housing stock is older, and the deck decides the job
A lot of Anderson was built between the 1920s and the 1960s, and many of those houses are on their third or fourth asphalt roof. That changes what I expect to find. Plank decking with gaps, old ice-dam damage at the eaves, flashing at the chimney that has been recaulked more than once — none of it is visible from the ground, and all of it shows up at tear-off.
So any number you get before the shingles come off has an assumption inside it. Ask what the assumption is and what a deck repair costs per unit if it turns out wrong.
Weather in Madison County
Spring hail and straight-line wind do more to roofs here than deep cold does, though freeze and thaw at the eaves still happens. Hail bruises asphalt and the decline starts. Metal stays watertight after the same storm; a big stone can leave a cosmetic dent on a flat pan, less on a metal shingle or textured profile. Ask your carrier how they treat metal at renewal.
Which system on which Anderson house
On the older bungalows and two-stories with dormers and valleys, a four-side interlocking metal shingle keeps the look and removes the exposed nail heads that failed last time; it wants 3/12 or steeper. Mechanically seamed standing seam is the system for long runs and the low-slope porch roofs a lot of these houses carry — panels roll-formed on site to the full length, no exposed fasteners. Exposed-fastener panel is a garage or shed roof, not a house roof you plan to keep. Stone-coated I am cautious about, because it manages water after entry rather than keeping it out.
Ventilation comes up a lot on older Anderson houses. If a contractor never asks about your soffits or ridge, they are quoting a product, not a roof.
Who should not be calling us
If you are selling in a few years, or it is a rental, good asphalt is the rational choice. If one flashing or boot is leaking on a roof with life left in it, that is a repair — we do not take repair calls. If the lowest number this year is the question, metal loses that comparison.
Anderson is about half an hour from our Noblesville office. If you are staying in a house you care about, cost per year of protection is the number that matters.
“We also serve surrounding towns and rural communities throughout Northeast Indiana, Northwest Ohio, and Southern Michigan within roughly a 90-minute drive of our Fort Wayne and Noblesville offices.”
