Snow is the whole story in Kalamazoo
Kalamazoo sits in the lake-effect belt and gets more snow than almost anywhere else on our map. It comes in heavy and wet, it sits on low-slope sections, and it melts and refreezes at the eave all winter. If I could get one thing across to a Kalamazoo homeowner, it is that the eave detail and the attic matter more than the roofing. Self-adhered membrane run well past the interior wall line, and an attic that is not melting the snow from below. Metal gives backed-up water nothing to work under. It does not make ice dams impossible, and anyone who says it does is selling.
Sliding snow is the other half. A roof plane of wet snow releasing over an entry or a walk is a real event, and snow retention above anything you walk under belongs in the quote from the beginning.
The houses
The older neighborhoods have steep-pitched two-story homes with dormers, valleys, and chimneys, many with finished attics and ventilation that never got reworked. Those roofs leak at the details, not the field, and a roof that cannot breathe cooks its own decking. An interlocking metal shingle keeps the look; standing seam takes the low-slope additions where wet snow sits. The flashing is the job.
The postwar neighborhoods are simpler hips and gables on sound framing. Standing seam formed on site to the full length of the run fits them well.
What I would not put on a house here
Snap-lock standing seam and exposed fastener both depend on water leaving quickly. With this much wet snow, I am cautious about either on a house you plan to keep. Screw-down panel is right for a barn or shed — the washers wear out around year ten to twelve — and we do not install it below a 4/12 pitch anywhere.
Who should not be calling us
Selling in a few years. One bad detail on a sound roof — a repair contractor, not us; we do not take repair calls. Wants shingles again. Lowest number this year.
The honest part about distance
Kalamazoo is just under two hours from our Fort Wayne office, at the far edge of where we work. There are good contractors here, and wanting one of them is fair. We are licensed and in good standing in Michigan. What we bring is metal only, certified installers, and a warranty that transfers with the house.
“We also serve surrounding towns and rural communities throughout Northeast Indiana, Northwest Ohio, and Southern Michigan within roughly a 90-minute drive of our Fort Wayne and Noblesville offices.”
