Winter in Williams County, from the ladder
Bryan runs a little colder and a little snowier than Fort Wayne, and the season that matters is not January. It is the weeks of melt and refreeze on either side of it. Snow sitting on a roof melts against the warm deck, runs to the cold eave, and turns back to ice. Water backs up behind it. Whether that becomes a stain on a bedroom ceiling depends on what is under the roofing at the eave, not on what the roofing is.
Metal does not make ice dams impossible. It changes what happens when one forms — a mechanically seamed panel gives backed-up water no fastener head or shingle edge to work under.
The houses around the square, and the ones outside town
The older neighborhoods near downtown Bryan have the roofs that take thought: steeper pitches, dormers, valleys, porch roofs at a different slope than the main house. The field is easy on those. The details are the job, and the quote should reflect that. A concealed-fastener system is the right answer on them — an interlocking metal shingle if you want it to read as a shingle roof from the street, standing seam if you do not mind clean vertical lines.
Outside town it is farm country, and I get asked whether this is the same stuff on the neighbor's pole barn. It is not. Screw-down panel is an honest product, but every screw has a washer that needs attention around year ten to twelve. On the barn, fine. On the house you plan to keep, I steer people away from it, and never under a 4/12 pitch.
Where metal is the wrong call in Bryan
A short hold — selling within a few years — does not give metal time to earn its cost. One bad flashing on a sound roof is a repair, and we do not take repair calls. If the lowest number this year is the deciding factor, asphalt wins that comparison and I will not pretend otherwise.
Coming from Fort Wayne
Bryan is about an hour from our Fort Wayne office. Ohio is not our home market; we work here because the climate and the housing are close enough to what we know that our answers hold. A closer contractor is a fair choice. If metal only and a transferable warranty are what you are after, the roof is the same on either side of the line.
“We also serve surrounding towns and rural communities throughout Northeast Indiana, Northwest Ohio, and Southern Michigan within roughly a 90-minute drive of our Fort Wayne and Noblesville offices.”
